Bali Property Investment: 10-15% ROI + Guaranteed Resale

Bali is in the news right now.  Tourism is flourishing, long-term guests are coming in droves, and investors from all over the world are paying more attention than ever to the island's villa market.  What used to be a niche lifestyle buy has become one of Southeast Asia's most active and fastest-growing real estate markets.

For a long time, only people with a lot of money could reasonably buy a villa in Bali.  PARADYSE makes that different.  We let consumers buy a portion of a villa for as little as $25,000, which opens the door for investors who want both lifestyle value and financial upside without having to pay for a whole property.

Owners can stay in their homes, make money by renting them out, and change or sell their shares when they need to.

The end product is a modern, easy-to-use solution to invest in Bali that fits with how people travel and live today.

Why Bali Is a Top Investment Destination

Bali's tourism industry is only getting started.  Visitor numbers have shot back up and are still rising, with over 6.6 million people coming each year and increase of almost 10 percent per year.  Canggu, Seminyak, and Uluwatu are always busy, no matter what time of year it is.

Occupancy used to be seasonal, but now it is continuous.  Well-managed villas in good settings can have up to 80% occupancy all year round.  People who want to go on vacation, work remotely for a long time, travel for health reasons, or live in Bali as a digital nomad all want to go there.

Infrastructure keeps getting better, and long-stay paths make it simpler for people to spend months at a time on the island.  These developments, along with Bali's attraction as a place to live, help keep the rental market strong and steady.

PARADYSE picks villas in places where this demand will last.  Each property is picked based on how well it rents, how appealing it is to people in the area, and how much value it could have in the future.

How the PARADYSE Model Works

If you want to acquire a villa the traditional way, you'll have to invest between $250,000 and $300,000 or more.  PARADYSE changes this by splitting a property into 8 shares using a safe legal framework.

With a 1/8 share, owners get:

  • Real ownership in a registered Indonesian corporation (PT PMA)
  •  44 nights of personal stay each year
  •  A part of the rental income from days that aren't used
  •  Property value going up over time

PARADYSE takes care of everything from property checks to legal structure to coordinating developers to maintenance, cleaning, rentals, and guest support.  Owners just pick their villa and have fun.

It gives you both lifestyle and investment value in one bundle.

ROI Potential: 10–15% and What It Means

Luxury villas in Bali always do well.  Healthy nightly rates of $70 to $100 per bedroom and strong occupancy mean returns that are usually between 10 and 15 percent each year.

PARADYSE keeps expectations clear and realistic.  The return on investment (ROI) relies on how many people are living there, how much it costs, the state of the market, and how well the property is managed.  The careful choice of venues and the strict rules that govern the management approach are both helpful.

In addition to rental income, owners can also benefit from long-term capital appreciation in an island market where land values are going up and there isn't much of it in excellent places.

Resale Support and Exit Flexibility

One big distinction between PARADYSE and a lot of other fractional providers is how seriously we take the reselling process.  Most purchasers care just as much about being able to leave smoothly as they do about being able to buy in, but this portion of the ownership cycle is often overlooked in the business.

PARADYSE sees resale as an important aspect of the experience.  We help with the whole process if an owner wants to sell their part.  We help you set a fair and reasonable price, get the word out about the share through our active buyer network, and, if necessary, invest money on promotion to speed up the resale.

This is more than just a service.  It fits with how we think co-ownership will change.  As the PARADYSE network grows in Bali and other places around the world, owners may desire to switch to a different villa, upgrade, downshift, or add new ones.  We support that migration because it makes the whole ecosystem stronger when owners may move around.

This leads to an ownership model that feels flexible, useful, and made for real life. Owners feel confident from the time they join until they decide to move.

Understanding Risk and Protection

There are things to think about when investing in property, and Bali is no exception.  PARADYSE lowers uncertainty by doing the due diligence process with the same care we use when we buy and run our own developments.

Key safeguards include:

  • Due diligence for licensed notaries: Licensed Indonesian notaries and reliable legal partners we have worked with for years check every property completely. We have a lengthy history of creating and running villas in Bali, which has helped us make these connections.
  • Leaseholds that are safe and can be extended: Villas are on long-term leases that can be renewed on fair and clear conditions.  We talk about these terms ahead of time so that owners know they will be safe in the long term.
  • Ownership Structure that Follows the Rules: A fully registered PT PMA that follows Indonesian legislation holds the shares.
  • Places with high occupancy rates: We look at neighborhoods where there is a steady demand for rentals all year round.
  • Management by Professionals: PARADYSE takes care of the property's upkeep, staffing, guest services, and rental logistics to keep it running smoothly.
  • Open Budgets: There are no hidden fees, and the costs of running the business, the reserves, and the fees are all transparent from the outset.
  • Clear Paths to Leave: Our selling support mechanism helps owners get cash quickly.

These layers make investing in Bali property safe, reliable, and well-supported.

The idea is designed to give a safe and modern way to buy real estate in Bali.

This agreement outlines the terms of your investment, including Paradyse’s 120-day period to finalize the purchase and complete due diligence on the selected villa. You’ll also agree to a Shareholder Agreement and Management Agreement, which govern your co-ownership and property management once the transaction is completed. We handle all the legal, regulatory, and tax aspects of the property purchase and management to ensure a seamless experience for our co-owners. This ensures you have complete clarity on how ownership fits into your individual financial and legal situation.

The operating fees and a maintenance sinking fund for your property are estimated in the villa prospectus. These fees will estimate everything needed to run your property such as management, housekeeping, gardening regular maintenance, accounting, tax and regulatory. The actual costs will be shared pro-rata between the owners, from a deposit paid annually in advance. PARADYSE does not take a mark-up. Leasing fees are calculated as a commission at market rates on any revenue and will be deducted from rental income before it is distributed. In addition to the operating fees, Paradyse charges a small monthly platform fee of $150 per year per co-owner, which provides for the costs of our owner platform, booking system and owner concierge services. Rental income from your unused days is reported quarterly and distributed annually. The amount you receive is proportional to your share, the number of days you used personally, and the total number of days your villa was rented.

As a Paradyse Co-Owner, you can take part in the rental income of the property in proportion to your share and your own usage. Paradyse’s expert team manages leasing on the short-term market for any days which the co-owners don’t utilise, ensuring best in class returns for your unused days. Our proprietary algorithm ensures you receive your correct share of rental profits for any days within your allocation that you do not personally use.

Managed co-ownership is a model that allows you to co-own a luxury villa with other owners. Unlike timeshares, you own equity in the property, giving you both usage rights and a share in the villa’s value. Paradyse manages everything, from property upkeep to leasing, ensuring a hassle-free ownership experience.

In Bali, leasehold is the most common form of ownership for foreign nationals and lease terms typically range from 20 – 35 years. Leasehold ownership means you have the right to use and occupy a property for a specific period, but you don’t own the land outright. Your rights as a leaseholder are clearly defined in the lease agreement, which is registered with the relevant Indonesian authorities. PARADYSE conducts thorough due diligence to ensure all agreements are professionally drafted and legally compliant. All our properties are offered with 24-30 year leases, and we can assist with navigating the extension process when the time comes.

Once your purchase is finalised, you become a Co-Owner in a shared purchase deal (sometimes called fractional ownership). You will hold shares, proportionate to your fractional ownership, in a private limited liability company which holds the titles (on either a freehold or long leasehold basis) over the property you have purchased. With this purchase, you become a shareholder, and, therefore, a pro-rata property owner.

With PARADYSE managed co-ownership, you can enjoy a luxury second home for a fraction of the cost. Co-ownership reduces the financial burden while still giving you access to high-quality properties. You also earn rental income from unused days, making your investment even more rewarding. Rental ROIs in Bali are typically 10-20% per annum, and what’s more we guarantee a 10% ROI on any unused days for the first two years.
